Template Clauses

This template includes the following clauses. When you use this template in our generator, these clauses will be automatically added to your agreement along with the standard terms.

The Landlord lets the warehouse/godown premises to the Tenant for the purpose of storage and warehousing of goods as declared.

Monthly rent payable in advance by the 1st of each month.

Security deposit equal to three months' rent payable upon execution.

The Tenant shall use the premises exclusively for storage of lawful goods. No hazardous, flammable, or illegal materials shall be stored without explicit written consent and appropriate permits.

The Landlord shall maintain the structural integrity, roof, and external walls. The Tenant shall maintain the interior floor, shelving, and any installed equipment.

The Tenant is responsible for all utility charges, security costs, and any loading/unloading equipment operating costs.

The Tenant shall maintain adequate fire safety measures and comply with all local fire safety regulations. Fire extinguishers and safety equipment must be maintained at the Tenant's cost.

Access hours shall be 24/7 unless otherwise specified. The Tenant shall maintain a record of goods entering and leaving the premises.

The Landlord shall not be held liable for any loss, damage, or deterioration of goods stored on the premises due to natural causes, theft, or other circumstances beyond reasonable control.

The Tenant shall carry adequate insurance for all goods stored on the premises.

60 days' notice for termination. The Tenant shall remove all goods within 15 days of vacating.

Applicable provincial commercial rent laws shall govern this agreement.
