The Landlord agrees to rent one room in the property described herein to the Tenant, along with shared access to common areas (kitchen, bathroom, lounge) as specified.
Monthly rent for the room is payable by the 5th of each month.
Security deposit of one month's rent payable upon signing.
The room shall be used exclusively for residential purposes by the Tenant alone unless otherwise agreed.
Shared utility costs (electricity, gas, water, internet) shall be divided equally among all tenants / paid as a fixed monthly charge of [amount] / included in the rent — as agreed.
The Tenant shall respect other residents' privacy and maintain cleanliness in shared areas.
The Tenant shall not bring overnight guests without informing the Landlord.
The Landlord retains the right to enter the room with 24 hours' notice for maintenance purposes.
No structural changes or wall damage (nails, drilling) without consent.
15 days' notice for termination by either party.
Noise and disturbance after 10 PM is not permitted.
The Tenant shall comply with all house rules established by the Landlord.
