The Landlord agrees to let the commercial office space to the Tenant for professional/business use as defined in this agreement.
Monthly rent is payable in advance by the 5th of each month via bank transfer. Post-dated cheques for the full tenancy period may be requested.
Security deposit equal to three months' rent is to be paid upfront and refundable upon termination after adjusting any outstanding dues or damages.
The Tenant shall use the office exclusively for the business activities declared and shall comply with all applicable regulations and licensing requirements.
The Landlord shall maintain the building structure, common areas, elevators, and external infrastructure. The Tenant is responsible for the interior of their office unit.
Electricity, gas, internet, and telephony charges shall be paid by the Tenant. Shared building maintenance charges shall be divided as per the society/management agreement.
The Tenant shall maintain the office in professional condition and shall not create any nuisance or disturbance to neighboring tenants.
The Tenant is permitted to install signage and branding subject to building management approval and at their own cost.
Either party must provide 60 days' written notice for termination. Early termination by the Tenant without notice may result in forfeiture of the security deposit.
The rent shall be reviewed annually with a standard increase of 10%, subject to mutual agreement.
All disputes shall be subject to the jurisdiction of courts in Lahore under the Punjab Rented Premises Act 2009.
The Tenant shall carry adequate insurance for their office contents and business operations.
