The Landlord hereby agrees to let and the Tenant hereby agrees to take on rent the residential apartment situated at the address mentioned herein, along with all fixtures and fittings therein.
The monthly rent shall be payable on or before the 5th day of each calendar month through bank transfer or cheque as mutually agreed. A grace period of 5 days shall be allowed.
The Tenant shall pay a security deposit equivalent to two months' rent at the time of signing this agreement, refundable upon vacating the premises in satisfactory condition.
The Tenant shall use the premises exclusively for residential purposes and shall not sublet, assign, or transfer the tenancy without prior written consent of the Landlord.
The Landlord shall be responsible for structural repairs and maintenance of the building, including roof, walls, plumbing mains, and electrical wiring. The Tenant shall maintain the interior in good condition.
The Tenant shall pay all utility bills including electricity (K-Electric), gas (SSGC), water, and internet directly to the concerned authorities. Maintenance charges for the building/society shall be paid by the Tenant.
Either party may terminate this agreement by providing 30 days' written notice. In case of early termination by the Tenant, the security deposit may be adjusted against any pending dues.
The Tenant shall not make any structural alterations, additions, or modifications to the premises without prior written consent of the Landlord.
Upon expiry or termination of the agreement, the Tenant shall vacate and hand over the premises in the same condition as received, subject to normal wear and tear.
The rent shall be subject to an annual increase of 10% upon renewal, unless otherwise mutually agreed in writing.
Both parties agree to resolve any disputes amicably. In case of legal proceedings, the courts of Karachi shall have exclusive jurisdiction.
This agreement shall be governed by the Sindh Rented Premises Ordinance 1979 and other applicable laws of Pakistan.
