The Landlord hereby agrees to let and the Tenant hereby agrees to take on rent the residential premises situated at the address described herein.
The tenancy shall commence from the date specified for a period of [duration] months, renewable by mutual agreement.
The monthly rent of PKR [amount] shall be payable on or before the [date] of each month through [payment method].
The Tenant shall pay a refundable security deposit of PKR [amount] upon signing. This deposit shall be returned within 15 days of vacating, after deducting any outstanding dues or damages.
The premises shall be used exclusively for residential purposes. The Tenant shall not use the premises for any commercial, illegal, or immoral purpose.
The Landlord shall be responsible for structural maintenance, external repairs, and major plumbing/electrical issues. The Tenant shall maintain the interior in clean and habitable condition.
All utility bills including electricity, gas, water, and any applicable maintenance charges shall be paid directly by the Tenant to the concerned authorities.
The Tenant shall not sublet, assign, or transfer the premises or any part thereof to any person without the Landlord's prior written consent.
The Tenant shall not make any structural alterations, additions, or modifications without the Landlord's written permission.
Either party may terminate this agreement by providing [notice period] days' written notice to the other party.
The Tenant shall comply with all applicable local laws, including police/tenant verification requirements where applicable.
Upon expiry or termination, the Tenant shall vacate and hand over the premises in the same condition as received, subject to normal wear and tear.
