Why Mistakes Cost You

A poorly drafted rent agreement can cost both landlords and tenants lakhs of rupees in disputes, legal fees, and losses. Here are the 10 most common mistakes and how to avoid them.

1. No Written Agreement

Many people rely on verbal agreements, especially with known contacts. This is the biggest mistake. Always get everything in writing, no matter how well you know the other party.

2. Missing CNIC Numbers

Not including CNIC numbers of both parties makes the agreement weaker in legal proceedings and police verification impossible.

3. Vague Property Description

"A house in DHA" is not enough. Include the complete address, floor/portion, number of rooms, and any included areas (parking, storage, etc.).

4. No Security Deposit Clause

Many agreements mention the deposit amount but not the refund conditions. Specify exactly when and how the deposit will be returned.

5. Missing Rent Increase Terms

Not specifying the annual increase percentage leads to disputes at renewal time. Always include a clear increase clause (e.g., 10% annually).

6. Unclear Maintenance Responsibilities

"Maintenance will be shared" is too vague. Specify clearly โ€” structural repairs by landlord, interior maintenance by tenant, with examples.

7. No Notice Period

Without a notice period clause, either party can create sudden disruption. Always specify 30-60 days notice for termination.

8. Not Specifying Utility Payments

Don't assume anything. State exactly which utilities the tenant pays and which the landlord covers.

9. Using a Generic Template

Using a template from the internet that doesn't address Pakistani law or local requirements is risky. Use Pakistan-specific templates like those on our platform.

10. Not Keeping Copies

Both parties should have signed copies. Keep digital backups too. Without copies, enforcing the agreement becomes very difficult.
